Is it for you?

When you need a new roof structure

Most people come to us for one of these.

A new extension

The roof is often the trickiest part of an extension. We build it to your drawings and cover it too.

A dormer or loft conversion

More head height and more light, with a dormer framed and roofed to match the house.

Rotten or sagging timbers

A dipping roofline or rot in the loft means rafters or joists need replacing before the roof is covered again.

Flat roof to pitched roof

Replacing a tired flat roof with a pitched one on an extension or garage, for a longer life and a better look.

Your options

The structures we build

Three ways to build a roof. We’ll recommend the right one for your drawings and budget.

New timber rafters going up on an extension roof

Hand-cut pitched roof

Best for: Extensions, dormers and awkward shapes where every roof is different.

Rafters, hips and valleys measured and cut by hand on site, so the roof fits the building exactly.

Flat roof structure

Best for: Extensions, garages and dormers with a flat roof.

New joists and a solid deck, laid to the right fall and ready for a warm roof covering.

Easi-Joist system

Best for: Longer spans, and roofs or floors that need to carry pipes and cables.

Engineered joists with timber flanges and a metal web. They span further than solid timber and leave room to run services through.

What you get

What’s included in a new roof structure

Built to your drawings, and ready for the covering.

  • Built to your architect’s or engineer’s drawings
  • Timber ordered and cut to size, treated where it needs to be
  • Wall plates, rafters or joists fixed and braced properly
  • Work planned around your Building Control inspections
  • Deck, membrane and battens, so it’s weathertight
  • Finished with the roof covering you choose — one team from timbers to tiles
  • The site kept tidy as we go

Check who finishes the roof

When one firm builds the frame and another covers it, problems where the two meet end up being nobody’s fault. We can build the structure and fit the roof, so one team answers for all of it.

How it works

Your new roof structure, step by step

Four steps, and you know what’s happening at every one of them.

  1. 01

    Look at the plans

We visit, look at the drawings and the building, and talk through how the roof will go together.

  2. 02

    Written quote

An itemised price for the structure and the covering, so you can see the whole cost.

  3. 03

    Build

Timbers cut and fixed, braced and made weathertight, ready for inspection.

  4. 04

    Cover and finish

Your chosen roof covering fitted, the site cleared, and any paperwork handed over.

Fitted new roof to conservatory

“Fantastic job. They quickly identified that the existing roof had an insufficient fall and not enough support beams to prevent the roof sagging and pooling. They proposed removing the existing roof and timber work replacing with new beams and a new felt roof. It looks great and we are very happy with the end result. They completed the work in one day and left the site tidy afterwards. Id have no hesitation in recommending”

FAQs

Common roof structure questions

Usually, yes. A new roof on an extension or dormer normally needs building regulations approval and often planning permission, so there will be drawings and sometimes an engineer's calculations. District Roofing builds to those and can talk you through the process if you are at the early stages.

A roof whose rafters, hips and valleys are measured and cut on site rather than made in a factory as trusses. It suits extensions, dormers and roofs with hips, valleys or awkward angles.

Easi-Joist is an engineered joist with timber top and bottom flanges joined by a metal web. It spans further than solid timber and leaves open space to run pipes and cables through.

Yes. If rafters or joists have rotted or sagged, we replace or strengthen them before the roof is covered again, and show you what we have found before any extra work.
