Signs your roof needs a repair

Most roof problems start small. Catch them early and a repair is usually all you need.

A water mark on the ceiling

Stains upstairs or in the loft mean water is getting in somewhere. It rarely shows up right under the actual gap.

Tiles or slates on the ground

A broken tile in the garden or a gap in the roof leaves the felt underneath open to the weather.

Crumbling mortar up top

Cracked or missing mortar along the ridge or the edges lets ridge and verge tiles work loose in the wind.

Damp around the chimney

Damp on a chimney breast or in the loft beside the stack usually points to tired flashings or pointing.

What we fix

The repairs we do most

Each card says what the problem usually looks like, so you can tell us what you’re seeing when you call.

A roofer replacing broken tiles on an old roof

Tiles and slates

You’ll notice: Tiles on the path, a gap in the roof, or a damp patch after rain.

Broken, slipped and missing tiles or slates replaced with matching ones and fixed securely, without disturbing the rest of the roof.

New leadwork along a roof ridge and chimney

Ridges and verges

You’ll notice: Cracked or missing mortar along the top or the edges of the roof.

Loose ridge and verge tiles re-bedded or mechanically fixed, so they stay put in the wind off the coast.

A new lead valley between two tiled roof slopes

Valleys and flashings

You’ll notice: A leak where two roof slopes meet, or where the roof meets a wall.

Worn valleys and lead flashings replaced, so water runs off instead of finding its way in.

A brick chimney with new lead flashings and clay tiles

Chimneys

You’ll notice: Damp on the chimney breast, loose pots or crumbling pointing.

Repointing, new flashings and leadwork, and repairs to stacks that are letting water in.

An old flat roof with worn roof lights, before and after repair

Flat roof repairs

You’ll notice: Splits, blisters, standing water or a leak under a flat roof.

Local repairs to felt, EPDM, GRP and single ply roofs, where the deck underneath is still sound.

A slate roof opened up around a dormer for repair

Storm damage and call-outs

You’ll notice: Tiles off, a sudden leak, or damage after high winds.

Call us and we’ll make it safe and weathertight, then explain what a permanent repair needs.

How we work

How we handle every repair

A repair should fix the cause, not just the drip.

  • We find where the water is actually getting in, not just where it shows
  • Photos of the problem, so you can see what we see
  • A written price before any work starts
  • Matching tiles, slates or materials wherever possible
  • Safe access — ladders, a tower or scaffold, whatever the job needs
  • An honest answer if a repair isn’t worth doing
  • The area cleared and checked before we leave

Repairs aren’t guaranteed like new roofs

A repair fixes one part of a roof, and the rest is as old as it was. That’s why no honest roofer can put a new-roof guarantee on a repair. We’ll tell you plainly what the repair will fix and what it won’t.

How it works

Your roof repair, step by step

Four steps, and you know what’s happening at every one of them.

  1. 01

    Call or send photos

Tell us what you’re seeing. Photos of the roof or the damp patch help us come prepared.

  2. 02

    Find the cause

We look at the roof, find where the water is getting in and show you photos of it.

  3. 03

    Written price

A clear price for the repair, and an honest word if replacing would be better value.

  4. 04

    Repair and check

The repair done properly, the area cleared and everything checked before we leave.

FAQs

Common roof repair questions

District Roofing runs a call-out service for urgent problems such as storm damage and sudden leaks. Call 01502 445508 or 07700 152620, tell us what has happened, and we will give you an honest time for getting to you and making it safe.

Common signs are water marks on the ceiling, tiles or slates on the ground, crumbling mortar along the ridge, and damp around the chimney. If you are not sure, send us photos or book an inspection.

If the problem is in one place and the rest of the roof is sound, a repair is usually right. If the roof leaks in several places, tiles slip every winter or the felt underneath has perished, a new roof is often better value over time. We tell you honestly which one you need.

No. District Roofing only guarantees full new roof systems. A repair fixes one part of a roof that is otherwise old, so we explain before any work starts what your repair will fix and what it won't.

Yes. We repoint chimneys, replace flashings and leadwork, refit loose pots and repair stacks that are letting water in.

Yes. We repair felt, EPDM rubber, GRP fibreglass and single ply flat roofs where the deck underneath is still sound. If it isn't, we will tell you and price a new roof instead.
