Is it time?

Does your roof need replacing?

A repair is often enough. These are the signs it probably isn’t — we’ll tell you honestly which one you need.

Slipped or cracked tiles, again

One slipped tile is a repair. Tiles slipping every winter usually means the fixings or battens underneath have had it.

Damp or daylight in the loft

Stains on the rafters, wet insulation or light coming through mean water is already getting past the covering.

A sagging or uneven roofline

A dip along the ridge or a wavy roof slope can point to tired timbers that need looking at before anything else.

Old, mossy and crumbling

Heavy moss, crumbling ridge mortar and a roof that has been on for 50 years or more are all signs it is near the end of its life.

Your options

Five main choices. Each one below says what it’s best for, so you don’t need to know the trade terms. We bring real samples to your free survey.

A new roof in artificial slate with a riven edge

Concrete roof tiles being laid over new membrane and battens

What you get

What’s included in a new pitched roof

Every re-roof quote covers the parts you can’t see as well as the ones you can.

  • Scaffolding put up safely before anything comes off
  • Old tiles, battens and felt stripped and taken away
  • Rafters checked, with anything rotten replaced — and you told first
  • A new breathable membrane and treated battens
  • Your chosen slate, tile or metal fitted to the manufacturer’s spec
  • Ridges, hips and verges properly fixed
  • New lead flashings around chimneys and walls where needed
  • The site cleared and checked before we leave

Watch out for cheap roof quotes

A low price often means the membrane is skipped, tired battens are reused or old lead is left in place. That’s usually where the next leak starts — so ask any roofer exactly what their quote includes.

How it works

  3. 03

FAQs

Common pitched roof questions

District Roofing surveys the roof for free and gives you a written, itemised quote rather than a guess over the phone. The price depends on the size of the roof, the covering you choose, access and how much timber needs replacing.

Your written quote includes a start date and how long the job should take, and if the weather moves things we tell you straight away. The time on site depends on the size of the roof and the weather.

Usually not when you replace a roof like for like on a house that isn't listed or in a conservation area. Changing the look, such as concrete tiles to slate, and listed or conservation-area homes can be different. We flag this at the survey, and re-roofing still has to meet building regulations.

No. The work happens outside, and the roof is kept covered and weathertight at the end of each working day.

Yes, when it is a full new roof system. Qualifying new pitched roofs come with a guarantee of up to 25 years on workmanship and materials, depending on the tiles or slate and the system used. The exact length and terms are set out in your written quote.
