Is it time?

Does your flat roof need replacing?

Small splits can often be repaired. These are the signs the whole roof is near the end — we’ll tell you honestly which one you need.

Puddles that don’t drain

Water sitting on the roof for days after rain wears the covering out fast, and usually means the deck underneath has dipped.

Cracks, blisters and splits

Bubbles and cracks in felt, or seams lifting at the edges, let water get underneath where you can’t see it.

A damp patch on the ceiling

A stain under a flat roof means water is already getting through. The sooner it’s looked at, the less damage to the deck.

A soft or spongy deck

If the roof gives when you step on it, the boards underneath have probably taken on water and need replacing.

Your options

Choose your flat roof covering

Five main systems. Each card says what it’s best for, so you don’t need the trade terms. Every one can be built as an insulated warm roof.

What you get

What’s included in a new flat roof

Every flat roof quote covers the layers underneath, not just the covering on top.

  • The old covering stripped back to the deck and taken away
  • The deck checked, with any soft or rotten boards replaced — and you told first
  • Falls set so rainwater runs off instead of sitting
  • Insulation boards and a vapour control layer, if you choose a warm roof
  • Your chosen covering fitted to the manufacturer’s spec
  • New trims, edges and upstands, dressed neatly into the walls
  • Outlets and gutters checked so the water has somewhere to go
  • The site cleared and checked before we leave

Watch out for flat roof overlays

Laying a new covering straight over the old one is quicker and cheaper, but it hides any wet or rotten deck underneath. Ask any roofer whether their price includes stripping back to the deck.

How it works

Your new flat roof, step by step

Four steps, and you know what’s happening at every one of them.

  1. 01

    Free survey

We look at the roof, the deck and the ceiling underneath, and talk you through the systems that suit it.

  2. 02

    Written quote

An itemised price for the system you choose, including whether it’s built as a warm roof and any guarantee terms.

  3. 03

    Strip and rebuild

Old covering off, deck repaired or replaced, insulation and the new covering laid, then trims and edges finished.

  4. 04

    Final check

Outlets, edges and upstands checked, the site cleared, and any guarantee paperwork handed over.

FAQs

Common flat roof questions

EPDM rubber suits most extensions and garages, GRP fibreglass suits roofs you walk on or roofs with lanterns, torch-on felt is the best value, and single ply suits large roofs. Which one is best depends on the roof, so District Roofing recommends one at the free survey and explains why.

A warm roof has its insulation on top of the deck, under the waterproof covering, so the timbers stay warm and dry and condensation is far less likely. A cold roof has its insulation between the joists and needs ventilating. Every flat roof system we fit can be built as a warm roof.

A rubber roof is an EPDM roof: one large sheet of synthetic rubber bonded to the deck, with very few joins. It suits extensions, garages and dormers and needs very little upkeep.

Often, yes. If the deck is sound and the damage is in one place, a repair can be the sensible choice. If the covering has failed in several places or the deck is wet, a new roof is usually better value. We tell you honestly which one you need.

Your written quote includes a start date and how long the job should take. The time on site depends on the size of the roof, the system and the weather.

Yes, when it is a full new roof system. Qualifying new flat roofs come with a guarantee of up to 25 years on workmanship and materials, depending on the system used. The exact length and terms are set out in your written quote.
